Finally! You’re under contract and just booked your home inspection. Not sure what to expect next? No worries—we’ve got you covered. Here are a few simple tips to help you feel prepared and confident on inspection day.
1. Upgrade Your Inspection
A standard home inspection covers a lot—but not everything. That’s why we offer add-on services like radon testing, sewer scopes, mold and air quality testing, termite (WDO) inspections, and pool inspections. These extras can give you a more complete picture of the home and help uncover potential issues before they become costly surprises. Not sure what you need? Just ask. We’ll never recommend anything that isn’t in your best interest.
2. Have Realistic Expectations
It’s easy to hope for a “perfect” home, but the truth is—even new homes have flaws. Materials wear down, weather takes its toll, and humans make mistakes. The goal of the inspection isn’t perfection; it’s clarity. Expect to find a few issues and know that most of them are common and manageable. We’re here to help you understand what matters most so you can make smart, informed decisions.
3. Inspection Day Best Practices
You’re welcome to attend the entire inspection—or not come at all. We've had happy clients do both. That said, most people find it helpful to come for the last third. It’s the perfect time to walk through the findings with your inspector, ask questions, and take extra photos or measurements—without slowing down the inspection early on.
If you do attend, just remember: the home still belongs to the sellers. Please avoid touching or moving personal items and wait for your inspector’s go-ahead before opening anything. A little respect goes a long way, and we appreciate your help in keeping things professional.

Buying a home is exciting—but it can also feel overwhelming. That’s why we’re here: to give you honest answers, expert insight, and peace of mind every step of the way.
