Helpful Tips for Sellers from Marble Inspections

At Marble Inspections, we aim to make this process smooth and stress-free for everyone involved. A little preparation goes a long way in making a great impression and keeping things on track. Here’s a simple checklist you (or your clients) can follow to get inspection-ready:


🧼 1. Tidy Up (Yes, It Makes a Difference!)

Clean homes tell a story—they show buyers the home has been cared for. A quick sweep, wiped surfaces, and some general tidying can go a long way. And don’t forget spaces like under sinks and in the garage—inspectors need to reach those areas too!


🔧 2. Knock Out the Easy Fixes

Got a leaky faucet, burnt-out bulb, or a door that won’t latch? These small issues are easy to fix but can stick out in an inspection report. Tighten, replace, patch—whatever helps your home shine.


🔓 3. Make Everything Accessible



Inspectors need access to key areas:


  • Attic & crawlspace
  • Electrical panel
  • Water heater & HVAC
  • Garage & all rooms


Please unlock gates, doors, and cabinets where needed. If it can’t be accessed, it might need a re-inspection (and nobody wants that delay).


📁 4. Show Off Your Maintenance

Have you had recent repairs, roof work, or HVAC servicing? Leave that paperwork on the counter. It’s a great way to show buyers that your home’s been well cared for—and it may help answer questions before they’re even asked.


🐶 5. Pets Love You, but Inspectors? Not So Much.

We love pets, but for everyone’s safety (including your furry friends), please arrange for them to be secured or off the property during the inspection.


🔌 6. Keep the Lights On (Literally)

If the home is vacant, make sure all utilities are on: water, gas, and electricity. The inspector needs to test systems and appliances to complete the report.


🚗 7. Plan to Step Out

Inspections typically take 2–3 hours. It’s best if the seller isn’t home—this gives the inspector and potential buyers the freedom to focus, ask questions, and take it all in.
